What does Concierge fund?

Concierge funds the pre-sale work that lifts a home into its best presentable form — typically painting, flooring, staging, light cosmetic remodel, landscaping, and professional cleaning. The eligible categories are defined by Compass and reviewed case by case. On a GoWest listing, the prep itself is executed by Steve’s sister companies (GoWest Home Design and GoWest Staging), which means the work is scoped once, scheduled once, and accountable to one person.

How is it repaid?

The Concierge balance is repaid at the close of escrow, out of the seller’s proceeds. No money changes hands up front. There’s no interest charged on the Concierge balance during the standard repayment window. The exact numbers are documented in the Concierge agreement before any work begins, so you know what’s owed and when.

What if my home doesn’t sell?

Concierge funds are repaid at close of escrow — the seller doesn’t pay anything upfront. If the home doesn’t sell within the listing term, the seller is responsible for the Concierge balance under the program’s standard terms (currently due within twelve months of the Concierge agreement). That’s why we don’t recommend Concierge for every listing — only when the prep work is the difference between a good close and an extraordinary one. We work through that calculus together before any Concierge funds are committed.

Is there a cap?

Yes. Compass sets the cap on a per-property basis, scaled to the home’s expected list price and the scope of work proposed. The exact cap for your home is determined during the strategy meeting, once we’ve walked the property and built the prep plan together. On most Marin and SF listings in our typical price band, the cap covers the full prep scope we’d recommend.

Who’s eligible?

Concierge is available on listings represented by a Compass agent. Beyond that, eligibility comes down to the home itself — the property must be one Compass and the agent agree is a good fit for the program. Most listings in our standard Marin and SF price range qualify. The conversation about whether Concierge is right for your specific home happens during our first strategy meeting, before any agreement is signed.

Does it affect my listing price?

No — the listing price is set against live closed comps and active competing inventory in the week we launch, independent of the Concierge spend. What Concierge does affect is the home you’re pricing: prep work funded through the program lets us list a home in its best presentable condition, which is the version that holds its value against buyer scrutiny. We price the home that buyers will actually walk through, not the one that exists before prep.
